How a visit works.
Onboarding
We sit down with you, walk the home, catalog systems and vendors, and build a written care plan. You sign off before anything starts.
Standing schedule
Weekly or bi-weekly visits at a consistent day and time. You get a photo report after every visit, same format, same checklist, every time.
Exception handling
Anything outside the routine, leak, alarm, vendor question, we call or text immediately with photos and a recommendation.
Pre-arrival
You tell us when you're flying in. We bring the house alive, AC, water, beds, basics in the fridge. You walk into a warm home.

What happens if you find a leak during a check?
We shut off the water at the main, call you with photos, and dispatch a plumber from our vetted network with your authorization. Most leaks we catch are caught small.
Are you bonded and insured?
Yes, general liability and bonding on every team member who carries a key. Background checks on all field staff. We can send certificates to your HOA on request.
Can you coordinate with my existing pool company and AC tech?
Absolutely. Many of our clients already have trusted vendors, we coordinate scheduling, meet them at the property, and verify work. We do not push our own vendors unless you ask.
Do you handle short-term rentals?
Yes, turnover coordination, guest restocking, post-stay inspection. Not a full property-management service, but the field operations side of it.
What is the minimum commitment?
Three months. Most clients stay year over year. We do not lock anyone into multi-year contracts.
